A Full-Circle Project

One year ago, 90 Degree Construction was completing this martial arts studio build-out at Tuxedo Festival in Buckhead, Atlanta. What looks like a straightforward tenant improvement was actually the result of long-standing relationships aligning at the right time. The tenant is the husband of a commercial designer we partnered with years ago. We stayed in touch over time. When they found the space at Tuxedo Festival, they reached out to reconnect.

Early in the process, we provided preliminary budget insight to help them understand what their build-out might realistically entail and recommended a tenant representative we know and respect, Logan Latraverse, to guide them through the leasing process. The alignment was natural.

The space they selected happened to be within an EDENS shopping center — a property owner we had been working with for over 15 years. Strong relationships on all sides made the project move forward smoothly.

 

Designed to Feel Open — Built to Perform

Once construction began, our focus was delivering a space that supported both the tenant’s operations and EDENS’ property standards.

Industrial Ceiling

We preserved the exposed structure and coordinated ductwork rather than installing a drop ceiling.

This approach:

  • Maintained ceiling height

  • Reinforced a modern industrial aesthetic

  • Reduced unnecessary materials

  • Complemented the polished concrete flooring

When executed thoughtfully, exposed systems elevate the space.

Glass-Walled Office

A full glass office was installed to allow visibility to the training floor while maintaining separation.

Provides:

  • Supervision of classes

  • Visibility for parents

  • A clean architectural focal point

Strategic Flooring

To manage budget wisely:

  • The padded training mats were supplied and installed by the tenant.

    Our scope focused on preparing the surrounding slab and polishing the concrete in all walk zones around the mat area.

This approach:

✔ Coordinated cleanly with the tenant’s mat layout
✔ Reduced unnecessary flooring costs
✔ Created durable, low-maintenance walking paths
✔ Provided safe, defined transitions around the training surface
✔ Complemented the exposed industrial ceiling aesthetic

Rather than overbuilding, we prepared the space intentionally so the tenant’s mat system could integrate seamlessly into the final layout.

Required Sound Mitigation

Because martial arts training involves high-energy instruction — particularly during evening classes — EDENS required enhanced acoustic control measures.

Before framing new walls, we:

  1. Installed a sound barrier membrane

  2. Framed new metal stud walls

  3. Installed insulation

  4. Completed drywall and finishing

This layered wall assembly significantly reduces sound transmission between suites — protecting neighboring tenants and maintaining the center’s performance standards.

One Year Later

Today, the studio is operating successfully. This project reflects the value of trusted relationships — between tenant, advisor, property owner, and contractor. We’re proud to continue our long-standing relationship with EDENS and to collaborate with professionals like Logan Latraverse to support tenants throughout the process.
